Obtain Building permit

OBTAIN BUILDING PERMIT

Building Permit is a mandatory documentation required in construction. This is required for both construction of a new building and modifications to an existing building. The request for permit should be submitted by a licencee to the Municipal Secretary alongwith the house plan, proof of land ownership, application fee receipt etc. Transform team will co-ordinate with the licencee and the Local Self Government Departments from the application phase till you receive the building permit.

Perform mutation of property

MUTATION OF PROPERTY

When you purchase a property, you need to transfer the ownership of the property in the Government’s Revenue records. This process is called mutation or ‘pokkuvaravu’ and is the most important thing to do in the property purchase process.

Get in touch with the Transform team to get the mutation of your property done from the Village or Taluk, as the case may be.

Perform digital land survey

DIGITAL LAND SURVEY

Before a land transaction is done, the property has to be measured and the dimensions ascertained. This process is known as Digital Survey. There are different types of survey like Chain Survey (The measurement is done using chains or measuring tapes and is usually done by the Government departments) and Total Station Survey (Uses satellite based modern measurement technologies to obtain accurate measurements of the property). Transform performs Total Station Survey of your property and generates a complete report.

Property Title verification report

COMPLETION CERTIFICATE

When a building construction is completed, it has to be ensured that the construction is done in compliance with the building plan submitted to the Local Self Government Departments. The Department will perform an inspection and issue a Completion certificate or Occupancy certificate. Only with a Building completion certificate can you pay the taxes for your building.

Transform team will apply for the building completion certificate, work with the Local Self Government Department and get it issued.


Property Registration

Property Title verification report

TITLE VERIFICATION REPORT

The first step to be done in order to perform any transaction on a property or to value the property or to apply for a bank loan is to obtain the Property Title Verification Report. This has to be done by a competent legal expert. Transform team has a panel of advocates with expertise in different areas, who can perform this task for you.

Perform Building numbering

BUILDING NUMBERING

After the completion of the building construction, the Local Self Government Department would issue a Building Number. The building number is a mandatory requirement for applying for the electricity and water connections.

Obtain Possession Certificate

POSSESSION CERTIFICATE

Possession certificate is a record maintained by the Revenue Department (Village/Taluk) and holds details about the owner, size and classification of the property and the details of tax payments.

LOCATION SKETCH & LOCATION CERTIFICATE

Location Sketch and Location Certificate are issued by the Village Office. The location Sketch contains the exact location of the property. If it also hold details including the name of the owner, access details to and boundaries of the property, it is called the location certificate.

Obtain Encumbrance Certificate

ENCUMBRANCE CERTIFICATE

An Encumbrance Certificate is a document issued by the Sub Registrar Office (SRO) stating that the title of the document under consideration is not defective. All transactions made on the property including purchase, sale, agreements, mortgages are recorded in this document.
