IDENTIFY LAND

We hold multiple detailed discussions with you and help you identify the land that meets your requirements and budgetary constraints.

We also verify and ensure that the paperwork for your property, whether it is newly bought or already owned by you, is fully in order.

We have an independent liaison team that works very closely with Government organizations and hence would be able to process your documentation work faster than you normally would.

Once the land is identified, if it requires development like filling or compound wall creation, that can also be taken up as a separate activity as part of PMC.

DESIGN

There are multiple design elements including building design, structure design and elevation design.

Each of these need to be carefully done by specialists in the field.  For instance the building design takes into consideration all the requirements of the user and creates a design that is dimensionally correct and co-ordinated. The structure design is done by a structural engineer and determines the methods to effectively transfer loads from the building to the ground.

Whereas elevation design defines the external facade of the building and is done by an Architect.

ESTIMATION

Estimation is a very key phase in construction and if done erroneously can have an impact on the overall quality and timelines of the project. Hence this is a phase where there is no room for mistakes. A good estimator takes into consideration everything that the family needs including the type of fittings and furnishings.

When the estimate is finalized, Transform team can work with you to find loan facilities. Transform works very closely with banks and other non banking financial institutions and so would be able to get you home loans at attractive rates.

CONSTRUCTION & FINISHES

Once all the above pieces of the puzzle are set, the major job begins. Civil construction should be handled by experts who can understand the inputs provided by all the other teams involved till now. It is easy to make mistakes in this phase unless stringent checkpoints are used. Finishing work is known to be the most time and money consuming work in any house construction. It includes electrical, plumbing, tiling, carpentry and painting works and should be done by experts in each field and under close monitoring and collaboration.

Material purchasing is a major activity in this phase, and if not carefully done will cause the overall project costs to go haywire.

INTERIORS

Doing the interiors well need not always be a huge drain on the pocket. Our team can help identify vendors who work with cost effective, yet aesthetically appealing products to give that visually striking look to your building.

EXTERIORS

Exterior work including solar panelling, landscaping, waste management, bio gas generation plants, mosquito nets etc. are often done by independent vendors. It might be hard and time consuming for you to identify vendors for each. However our team can get these works done easily for you in a very cost effective manner.

MOVING IN

Even if the house construction is complete, you need to complete a few formalities with the local self governing bodies before you can move in. These include obtaining a building permit, paying the land tax, obtaining permanent electricity and water connection etc.
